Each block has a lobby with three apartments, a suite and a hall for gatherings and receptions. Each block has two floors for parking with 80 cars capacity. It has emergency electricity for lifts and for corridor lights and there are water tanks for all the apartments. It has the view of Ararat mountains and Yerevan city. lobby information: 3 units one bedroom with balcony 87x10 no balcony 68x10 1 unit two bedrooms with balcony 121x80 The lobby it self is 321 meters with suite , office and gathering hall Floor information: Each floor has 4 apartments. 88 meters with balcony 116 meters with balcony 147 meters with balcony 171 meters with balcony 70 meters corridor The building's facade is made of dark and light cream colored Douf stones. I think you are mixing up the project with one that is next to Windows to Armenia project which is called Massivan, being built by an Iranian-Armenian. http://www.masisavan.com/ Windows to Ararat is Anto Boghossian's project, a Lebanese-Armenian living in Armenia. http://www.windowstoararat.am/ hytga Windows to Ararat and Masisavan are located on the left side of Cascade (if you look from the bottom of Cascade.) To get to the location you have a couple of options, the most popular one being up to Monument and then from there (so about a 10 minute drive from the center of Yerevan.) I wouldn't say it's actually close to Cascade, I'm guessing about a 10 minute walk to the top of Cascade. Ararat Tower's location is behind the American University and is actually in Poqr Kentron (the actual center of the city), the other 2 projects I mentioned are not. It is next to Cascade… so it is at the very center of the town without being in smog due to its rather higher location. Plus the fantastic view on Ararat and on Yerevan…. Marriott is a little retro looking for me, nevertheless the rooms and the restaurants are really good. GT Yerevan feels more happy European to me, with it's brighter colours. Plus I think GT has a better location, even though Marriott is at the Square. GT is closer to the Opera and Cascade. Congress is the best at it's price, Europe is also really good, Ani needs to improve a lot. Although Ani seems decent and has one of the best locations as far as hotels go, I have heard a lot of bad stories about its security. Masisavan and Windows to Ararat are very cool projects, and one plus is that that entire area of Monument is being developed all together, so no old garbage buildings are around, yet at those prices you can still look for new buildings in the center (if being in the center is important for you.) Norq-Marash is also a great place and is slowly developing. It's also cheaper if you decide to buy a garbage home just for the land and rebuilt from scratch. BTW, one of the best views of Ararat is from the crossroads of Komitas and Kasian streets in late autumn when you have one of those crispy sunny mornings. When you make a turn from Komitas to Kasian the buildings in front block the view of the moutain's bottom and the top's view becomes more intense. From there you can see both Ararat and Aragac in their ideal form… Also the other elements of the landscape are excellent from there. Georgia is already building high rises double in size and sometimes higher, thank God we're not there yet. Apparently, a few, but probably more like a couple, of the new buildings being built in Yerevan are using special shock support (sorry I dont know what the right term for this is) for earthquake safety, a technology not a lot of other countries have yet used but apparently very very affective. ARMINFO. "Residents of Byuzand street demand twice as much money compensation as the cost of their property," Yerevan mayor Yervand Zakharyan told journalists today. He said for each sq.m of floor space the authorities provide $900-$1,000, and resident demand $2,000-$2,500. Mayor said during the last 3-3.5 year Yerevan Municipality concluded 997 contracts on alienation of lands for construction of Northern and Main avenues. Only 25 contracts are under legal proceedings. Yerevan Mayor does not rule out that some omissions and lacks are possible in the process of implementation of such large-scale programs. However, irrespective of anything, these programs will be fulfilled, Mayor assured journalists. Yervand Zakharyan said city authorities are guided with the orders of realty estimation money compensation approved by the Armenian Government. The Municipality does not interfere into the process of estimation, independent evaluators. "If the results do not satisfy owners, they have a right to appeal against them to the court," Yervand Zakharyan said. Moreover, when providing money compensation, the government issues a definite sum as encouragement which covers 10% of the income tax imposed on the residents of the alienated territory. Mayor Zakharyan said during construction of the 30th quarter (Firdousi street) not money but apartments will be provided as compensation. As regards the special report by Armenian Ombudsman on mass violations of property rights, Mayor said he was not informed of it and that "it is the personal opinion of Larisa Alaverdyan only." Yervand Zakharyan also touched upon the issue of development of Kond community subject to alienation for construction of the Main Avenue under the project. He said no construction and alienation works will be started until the issue of property certificates is settled. At present, the Municipality has already started settling this issue.
