Real Estate In Armenia

A couple of real estate projects that I am aware of:

Kayaran (not yet completed)

Vanahovid (completed and all units have already been sold)

As far as non-citizens owning property/land over there, you can read this blog (towards bottom of page) for some info on it. Obviously this is just a blog and nothing official. Last I heard owning was legal for foreigners but with a special type of visa. I believe the government is working on finalizing some laws to make it much easier for Diasporians to own in Armenia.

You mean "bridge over Arax" I'm sure :)

Hey Mosjan, Arpa has a slightly used bridge over the Hudson River. Any offer will be taken seriously. :D

Do you mean "parcel of land" by "particle"?

Parcel?

Call , again. I mean UPS, United PARCEL Service. They pick up and deliver.

Seriously though. It seems we need better laws and guarantees before our expatriates and diasporans feel secure in investing in real estate.

Brings to mind this fiasco which is still in limbo;

http://hyeforum.com/index.php?showtopic=10...amp;hl=najarian

If our compatriots will be swindled out of their good faith investemens, what will stop from the Turks buying Tsitsernakaberd, converting it to a memorial for the "genocided Turks" and Irianians buying the Lake Sevan and draining it to elevate the waters of Lake Urmia?!!

I really want my family to buy a house in Armenia, because I want to move back in the future after I graduate.

What tips and suggestions do you have?

Also, what do you all think about the growing banking industry in Armenia, do you think this can hurt the poor even more? Could the growing banking industry in Armenia raise Armenian real estate prices very high making it impossible for poorer Armenians to own a home?

mosjan (or anyone else for that matter), do you know if owning land/parcel in Armenia is legal for non citizens? From your post, it sounds like you do own empty land. However, I have heard stories that owning land is not legal for non-citizens. And of course I have heard the other side of the coin where people say that owning land is no different than owning a house or apartment there and that they in fact own land.

I finally called the Consulate General in LA and asked them the question. According to them, having Special Residency Status, which is what I believe one must have to own anything there, only gives rights to own businesses, homes, apartments, buildings, etc., but NOT empty land.

I am trying to clear up this matter as I keep hearing different stories from different people I talk to.

Rostom jan your 100% correct and the Consulate General have gave you the correct answer

on top of the Special Residency Status your going to have big "problem$" at the cadaster office in Armenia

now if you wish to own a LAND you need to gave the government a business plan that you will be building a a Hotel motel / pig farm on that land - then wan it's approved you can finish the transaction - but you need to build something on it for a business / if your not successful in the business than you still own the land or the LLC / company still owns the land that can be used for other use.. it's illegal but it's a way....

so i have chosen a much easier way / not necessary the safes but we have register the property under our reletaves names, 4 of them / each one 1/4 of an owner / no one can sell or transfer the names unless the other 3 are present or will gave OK on it in person - properties are not a subject to be inherited, nor can be used as a collateral - a local lawyer has helped to constract the partnership...

my idea of owning a land in Armenia was not just to own a land - it was to help/use the land to develop or do business w/my relatives who at the time war Job less had nothing to do - so 2 properties in Sevan that i did not even see wan paying for it was meant to be for a business / motell or restaurant / or just a lake front resort rest aria - but it did not work :)

Thanks for the info mosjan. So I am wondering how some individuals claim that they own land in Armenia....

Do you know if the bill that parliament has been trying to pass (for so many years now) to grant citizenship to Diasporan Armenians will resolve this issue? Any idea how close that bill is to becoming law?

Ladies and gentlemen, can we think with our heads rather than with the opposite emotional end?

We are such lovers of the Homeland, Hayrenasers. We assume we deserve to be citizens of Yerevan Province while living in places like LA, NY ….etc. enjoying the blessings of the west, avoiding the frost of the winter and the scorching heat of the summer, sending a few pennies a month, urging them to not emigrate, lest they move next door to us in LA and NY.

Some time go there was an invitation to the diasporans to BUY “honorary citizenship” for a fee of $1000.00. Many did. I don’t know what the stipulations were except that they were issued “honorary passports” to guarantee visa-less entry. Whether it guaranteed real estate ownership or not, I am sure it did not promise a full citizenship right like voting and military service.

And now to real estate. We have seen the ugly side of it in the still festering case of the Najarians(Dr. Caroline), registering the deal to a citizen proxy.

We can curse the powers to be in Yerevan and system all we want. We are all well meaning patriotic diasporan Armenians who wish nothing but the best for our distant Homeland. We mean no harm. All we wish is to own a piece of dirt, perhaps to be buries in when we have had enough of the luxuries of LA and NY .

Yes, many landmarks in America are bought and owned by “foreigners”, after all, as far as RA is concerned WE ARE FOREIGNERS, if only with surnames ending in -ian The following are all made up, even if they are not too far off the fact. The Japanese may buy and own the Empire State Building, the Arabs may buy and own LAX, the Chinese may buy and own the State of Florida, the British may buy and own the Logan Airport…..on and on

Welcome foreign capital!

Will those investors bulldoze those landmarks and ship them to their respective countrie?

Opening real estate to foreigners in Armenia. Of course! We are all sincere and loyal patriots, all we want is to own a piece of land in Armenia. Will we bulldoze that dirt and ship it to Glendale? Of course not.

But, what if…. Let’s begin from the north. A Georgian buys Lori and Gumri, an Azeri buys Artsakh, an Iranian buys Syunik, a Turk, loaded with those state welfare dollars many of which are my own taxes buys Masis Plateau/Yerevan and they all decide to attach their real estate property to their respective countries?

What is left?

Kamo?

Dodi Gagoland?

Let us not underestimate the wisdom of RA for not granting summary citizenship and real estate ownership rights.

How do we know if all those claiming to be Armenian, simply by their -ian surnames actually are, the likes of Mehmet Osmanian are true Armenians at heart. Is there a system to see who really is an Armenian, with the welfare of our Homeland at heart and those who pretend to be, simply because their surname ends in -ian.

Arpa, your concerns are the same as what Armenia's parliament has to deal with, which is why this citizenship business has been dragging on for so long. And of course thye are all valid issues.

Hopefully they will come to a final decision on the matter sooner than later, as I truly believe that the benefits it will bring to Armenia outweigh the negative points.

Also, to address these concerns, one clause that can, and I believe is already, inserted into real estate purchases by foreigners in Armenia is that the property is only owned for 99 years with no inheritence allowed. Of course this still leaves many loopholes in the issues that you brought up, but at least its a move in the right direction. A few more restrictions like this and that bill should hopefully become law sooner than later :)

Rostom jan i don't; know haw Farr the or close the law is but you can own a Apartment - one of the new built units in Yerevan - - if it's an Apartment you or anyone forome other country can "buy" one - Lease it for 99 years - this is haw i was told
